Showing Your Home

How we live in a home is unfortunately not how a home needs to be shown. For example, if you emptied the clutter from a room into a closet, the room may look great, but when a buyer opens the closet, his first reaction may be, "Gosh, it sure is small. Where will I put my stuff?"

Purchasing a home is an emotional decision. People like to "try on" a house to see if it feels good to them. It’s difficult for them to do that if you follow them around pointing out every improvement that you’ve made. It may even have the opposite effect you want.

Resist the temptation to talk the entire time a buyer is there; let them discover things on their own. You could use a tasteful sign to point out some hidden amenity that the buyer might miss. Better yet, if you have made substantial improvements, have a list of same that the buyer can take with him.
