The Buying Process--One Step at a Time!
Find a Realtor You Trust
The First Step in the home buying process is to find an experienced Accredited Buyer’s Representative (ABR). This guarantees, by the laws of the state, that your needs are met professionally and that you are represented throughout the entire process of buying your home.
Find a Lender
The Second Step is to find a lender (unless you are a cash buyer). If you need a referral, let me know. Your lender can usually pre-qualify you over the phone. Pre-approval takes a bit more time, and pays off by making you just like a cash buyer when you make that all-important offer.
Look for a home
The Third Step is to look at various homes. I am available to help you find your dream home or property in Bellingham/Whatcom County and elsewhere in Western Washington. By clicking on Buyer Wishlist, and sending that information to me, I can inform you about properties that meet those criteria you consider important. Even if the home you want is for sale by owner, I can assist you by comparing that home and its price with others on the market. Often, the private home seller has priced his home at least 10% higher than the market for similar homes. If you were to agree to that price, you might "overbuy," which can hurt you when you then try to sell some time later.
Your Offer
The Fourth Step (This is a biggie!) when you find your dream home is to present a competitive offer immediately. I have extensive experience in contract negotiations. I will do my very best to get you what you want for a fair price—a transaction in your best interest.
The Contract
We’re Picking Up the Pace Now
When the seller accepts your offer, you go “under contract.” You will want to make sure every detail is handled accurately and immediately. I will do my part to ensure that your home closes properly and on time.
Inspections
You’re in the HOME Stretch!
Final details are handled and inspections are performed to ensure the property is “the one” for you. Contract details are further negotiated, and we now head for closing! Now it is YOURS!
The Next Step is to Move Into Your New Home…
Be prepared to bring a certified check (or wire transfer) to the closing procedure. The next steps you take will be over the threshold of your new home. Congratulations!
