Client Authorization Agreement

The Agreement below gets you to the front of the line of buyers with whom I work. With a CAA in place, I will look for properties for you that are on the market now, are being sold "by owner," and may not be on the market but meet the criteria you have given me.

Additionally, I will

  • conduct personal previews of homes you have asked me to check out in advance of your arrival
  • take pictures and provide written narratives of the floor plans, the overall condition of the home, and the surrounding properties and neighborhood.

    If you wish this additional personalized assistance, please send me your signed Agreement so that I can get started providing the best possible service!

    To activate your Client Authorization Agreement, simply print, sign, and return this Agreement to me by fax (360-738-9321), by scanning and emailing me at RealEstate@KathyAuerbach.com, or by mailing it to me at Keller Williams Realty, Bellingham, 3800 Byron Avenue, Suite 148, Bellingham, WA 98229. Upon receipt, I will sign and return a copy to you.

    1. I/we acknowledge receipt of the pamphlet entitled "The Law of Real Estate Agency," which is required by Washington state law to be given to me/us by my/our real estate agent, Kathy Auerbach. (See last item in right-hand pocket of this packet of material.)
    2. I/we understand that my/our Agent, Kathy Auerbach, is under no obligation to seek out and show properties for which there is no written agreement to pay compensation to the Agent. I/we, therefore, authorize my/our Agent to seek out any property which may meet my/our requirements, but for which there is no current agreement to pay compensation.
    3. At this time, I/we have no other real estate agent authorized either in writing or verbally to represent or assist me/us, in Whatcom County, in locating a property.
    4. I/we appoint Kathy Auerbach to act as my/our Buyer's Agent in accordance with Section 5 of the "Law of Real Estate Agency" specifically to empower my/our agent to make a good faith and continuous effort to find a property on my/our behalf.
    5. This agreement is valid for a period of _________ days, at which time it will automatically terminate unless otherwise extended. This agreement is only valid for properties located in Whatcom and Skagit counties or other areas in Washington state as agreed to.
    6. If I/we decide to purchase a property already listed with my/our Agent, Kathy Auerbach, this agreement gives my/our agent permission to act as a dual agent in the transaction. All the special duties owed by my/our agent to me/us as their client, therefore, remain in place.
