My 26-Point Marketing Plan
All successful marketing begins with a thorough Comparative Market Analysis that is used to establish a price at which the home will be marketed. I will be happy to provide you with such an analysis. Immediately after a listing contract is signed, I will implement the following marketing plan:
- Walk through inspection of home completed
- Review of each room for best showing status
- Showing recommendations shared with seller
- Pictures taken of home (exterior and interior) + grounds, outbuildings and special features (if applicable)
- Final walk through completed before house goes on market
- Lockbox placed on house
- Sign placed in yard
- Flyers made and delivered to home
- Flyers made and sent to all Whatcom County realtors
- Postcards prepared to announce availability of home to 60+ neighbors
- If vacant, coordinate with owner to turn on utilities
- Listing information input into computer
- Listing information "online" through the Northwest Multiple Listing Service
- Link interior site on primary web page to one or more other webpages specific to the area
- Ad with picture placed on Keller Williams (Bellingham) web page
- Ads and multiple pictures placed on primary web page (www.KathysRealEstate.com)
- Ad with pictures placed on Keller Williams (International) web page
- Permanent flyers made
- Flyers mailed to out of town seller
- Flyers mailed (or emailed) to out-of-town buyers in price-range
- Tour scheduled for all agents in Keller Williams, Bellingham office
- Feedback from agents on tour sent to or called in to seller
- Follow-up with agents showing property called in or sent to seller
- Open House and/or Broker’s Open House scheduled (if approved by seller)
- Follow-up with all prospective buyers reported to seller
- Monthly progress reports sent to seller (bi-monthly on request) or daily for those sellers with internet access via specially-prepared website for them alone
